Two things: how many doors the neighbourhood holds, and how many of them our model says are likely to sell soon. More opportunity costs more. A quiet street costs less. A paid neighbourhood is never under $295 and never over $995 for a three-month lease.

Lease one seat and at most one other agent can lease the second. You're never in a crowd, but you might not be alone either.

Pay the seat price plus 60% and both seats are yours. No other agent can lease into the neighbourhood for as long as you keep renewing.

Lock at signup, or upgrade from your dashboard while the second seat is still open. Once a competitor takes it, the lock is off the table until their lease lapses.

The lock renews with your three-month lease, automatically. Keep renewing and the neighbourhood stays yours. Let it lapse and both seats go back on the map.

Questions about seat pricing

Why do neighbourhoods cost different amounts?
Because the opportunity in them differs. A seat is priced on two things: how many homes the neighbourhood holds, and how many of them our model flags as likely to sell in the next few years. A big neighbourhood full of likely sellers is worth more to farm than a small quiet one, and the price reflects that. Never under $295 and never over $995 for a three-month lease.
Why are some neighbourhoods free?
Where we expect fewer than ten sales over the next three years, there isn't enough turnover to charge for. Those neighbourhoods are free to farm, with no seat limit and no exclusive lock, in every market we're live in. If one heats up and crosses that threshold, it moves to paid pricing. We don't send a notice, so it's worth checking the map if you're relying on a free neighbourhood staying that way.
What does the exclusive lock get me?
Buying the lock takes both seats in that neighbourhood for your lease term. No other agent can lease into it while you hold the lock. Your farm, exclusively, for as long as you renew.
What if both seats in my neighbourhood are taken?
They're gone until a lease lapses. We don't run a waitlist and can't promise a seat will open. If a neighbourhood matters to you, claim it while a seat is available.
What happens at renewal?
Leases run in three-month terms and renew automatically at the then-current seat pricing. If pricing changes, you'll see the new price before you're charged. Releasing a neighbourhood takes effect at the end of your current term.

Halifax, Moncton, Saint John, and Winnipeg. Fredericton is next, marked coming soon in the app, where you can join the waitlist. Founding pricing locks in now, while we're still adding markets.
Is tax included?
No. Prices shown are tax-exclusive. Tax is added at checkout by market: 14% HST in Nova Scotia, 15% HST in New Brunswick, 5% GST in Winnipeg.
