We scored every home in Saint John and Moncton.
Here's how the 3,232 winners did.

In 2025 we flagged the homes most likely to sell in 448 established neighbourhoods across Saint John and Moncton. Then we watched twelve months of registered sales. 250 of our doors sold.

77 sellers behind every 1,000 doors we flagged

40 sellers behind every 1,000 doors picked without us

Same streets. Same twelve months. Nearly double the sellers.

1 in 13 of our flagged doors sold, against 1 in 25 for everyone else. Counted across every neighbourhood we score with at least 100 homes. A sale is a registered arms length transfer within twelve months of flagging.

Three years of postcards. Someone else's sign on the lawn.

The answers to the real questions keeping you up at night.

Predictions

Which doors are actually worth knocking?

You get scores for every home in your farm. Every single one.

Stop burning Saturdays on doors that were never going to sell.

Every home in your farm gets a probability it sells in the next 6 to 36 months. Your door list ranks the neighbourhood hottest to coldest, re-scored every quarter, so every knock, letter and postcard goes where it can actually win a listing.

Signals

Why am I the last to know a neighbour was selling?

You'll see it coming, way before everyone else.

The worst way to find out a neighbour was thinking of selling is the sign on their lawn.

FSBO ads, building permits and homes whose scores just jumped land in your inbox daily, plus a weekly rollup of planning applications and development news. You're at the door while they're still deciding, not after they've signed with someone else.

Enquiries

Why am I paying for leads four other agents also bought?

Lock down the hot areas in Saint John and own your territory.

You've paid for leads that four other agents got the same morning.

In a neighbourhood you lease, it works the other way: when a seller there raises their hand, the lead lands in your inbox (arriving September 2026). Included free with your seat, never resold.

Intelligence

Am I just guessing like everyone else in Saint John?

You'll be the agent who knows, and can prove it.

"The market's hot" doesn't win a listing presentation.

You'll sit down at the kitchen table with two decades of neighbourhood data behind every number: every deed transfer, assessment roll and public record we can legally get. When you say the street is turning, you can show the homeowner exactly why.

Claim it. Watch it. Win the listings.

Step 1

Claim your neighbourhoods on the map

Find your preferred areas on the map, see how they rank, and claim them today. Around 400 to 700 properties each, and only two agents can ever lease it at a time. Want it all to yourself? Opt for the exclusive lock and own it all. Takes about five minutes.

Daily signal summary email
Step 2

Watch it without lifting a finger

From that day on, your neighbourhood is scored, watched and re-checked without you touching anything. What reaches you is short and actionable: today's movements, this week's development news, and a ranked list of the properties most likely to move.

Agent-branded neighbourhood report
Step 3

Win the listings at the door

You show up at the right doors already knowing the street: what's changed with other properties in the neighbourhood, assessments versus sale prices, how values have climbed. You're not just the agent who knows the neighbourhood the best. You know it all before it even happens.

When a seller raises their hand, it's your inbox alone. Not everyone's.

We're putting the same back-end expertise behind our scoring to work on highly localized lead generation, bringing you seller leads from multiple channels. And it's completely free: included with every neighbourhood you lease, automatically.

No per-lead fee, no bidding, no lead ever resold. If it comes from your neighbourhood, it lands in your inbox at no extra charge. That's part of what leasing a neighbourhood means. Arriving September 2026.

What is a farm in real estate?
A real estate farm is a defined geographic area where an agent consistently markets their services and builds expert presence. Agents who farm a neighbourhood over time develop a track record that gives them a conversion advantage over generalist competitors.
What is a neighbourhood, and why does farmPogo define farms this way?
A farmPogo neighbourhood is a small, precisely drawn patch of a city, usually 400 to 700 properties. That size is deliberate: small enough to truly know street by street, big enough to build a business in, and far more accurate than a postal code or a loose neighbourhood name. Each neighbourhood has two seats. Lease one and share it with at most one other agent, or take the exclusive lock and keep it entirely to yourself.
Are any neighbourhoods free?
Yes. Where we expect fewer than ten sales over the next three years, there isn't enough turnover to charge for, so those neighbourhoods cost nothing. No card, no seat limit, no exclusive lock, in every market we're live in. Check the map before you assume yours costs anything: if it's one of the free ones, you can start farming it today. If a free neighbourhood heats up and crosses that threshold, it moves to paid pricing.
How often does farmPogo update me, and how?
Every day, you get a short signal summary by email: FSBO listings, new building permits, and homes whose seller scores just jumped in your farm. Every week, a rollup covers overall farm activity plus any developments worth knowing about. Every quarter, the scores refresh and every home in your farm is re-ranked. And whenever you want something to put in a homeowner's hands, you can generate an agent-branded neighbourhood report on the spot.
How do the seller leads work? Do I pay per lead?
Arriving September 2026, and completely free: included with every neighbourhood you lease, with no per-lead fee and no bidding. We run highly localized lead generation across multiple channels on your behalf, and when a seller in a neighbourhood you lease raises their hand, that lead goes only to the agents who hold that neighbourhood. Hold the exclusive lock and it comes to you alone. Never resold, ever. To be straight with you: this is prospecting we run in the background for you, not a guaranteed number of leads per month.
Can I change my farm after I sign up?
You lease specific neighbourhoods by the quarter. You can add neighbourhoods anytime, subject to seat availability — the other seat may already be taken. Changing or releasing a neighbourhood takes effect at your next renewal, not immediately.
Which markets is this available in?
farmPogo currently serves Halifax, Moncton, Saint John, and Winnipeg. Fredericton is next — it's marked as coming soon in the app, where you can join the waitlist. Outside those markets, email us and we'll tell you honestly how far off yours is.
Where does farmPogo's data come from?
Real data collected over 20+ years: registered sales, property assessments, building permits, planning applications, census profiles, FSBO listings, and various other social signals that we gather, refreshed for each market we serve. No scraped listings, no borrowed averages, no rehashed MLS or CREA fact sheets. Everything behind your farm is real, local and verifiable.

Own your territory in Saint John before someone else does.

Every home scored. Every signal in your inbox the day it happens. Reports with your name on them, ready in seconds. And starting September 2026, seller leads included free. Two seats per neighbourhood. First come, first served.

Quieter neighbourhoods are free to farm, no card needed. Check the map before you assume yours costs anything.
