farmPogo ("we", "us", "our") provides neighbourhood intelligence services for real estate professionals in Nova Scotia, New Brunswick, and Manitoba, Canada. This policy explains what personal information we collect, why we collect it, how we use and share it, where it is stored, and the choices you have. It applies to our websites, our application, and the services we provide, and it covers three groups of people: the real estate professionals who use farmPogo ("agents"), consumers whose enquiries are routed through our services, and property owners whose properties appear in the public records we analyze. We handle personal information in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA).

1. Information we collect from agents

Account information. When you sign up we collect your name, email address, brokerage details, and the branding assets you upload, such as your headshot and brand colours. To help you find your brokerage office and REALTOR® roster entry, we query the Canadian Real Estate Association's Data Distribution Facility (DDF®) with the search terms you type; that lookup is not used for any other purpose. Sign-in is by magic link sent to your email; we do not store passwords.

Phone number. If you provide a phone number for text notifications, we collect it and verify it with a one-time code. Text messages are optional and you can opt out at any time by replying STOP or updating your settings.

Farm selections and service activity. We store the neighbourhoods you lease, the reports and materials generated for your account, and your activity within the service, so we can provide and improve it.

Payment information. Payments are processed by Stripe. We receive confirmation of payment status and limited billing details; we never see or store your full card number.

2. Information we collect from consumers

When a consumer submits an enquiry or valuation request through our websites or affiliated tools (such as our home-valuation pages), we collect the information they provide — typically a property address, name, and contact details — together with the estimate or response generated. We use this information to respond to the enquiry and to route it to the agent or agents who hold seats in the relevant neighbourhood, as described in Section 5.

3. Information about properties and their owners

The intelligence in farmPogo is built from public and open data sources: Nova Scotia property assessment records and deed transfers published by the Property Valuation Services Corporation (PVSC); New Brunswick property assessment and sale data published through Service New Brunswick / GeoNB open data and Address New Brunswick civic address data; City of Winnipeg open data and published assessment information, including assessment parcels, building permits, address data, and property sales information published by the City Assessor; Statistics Canada census data; municipal building permit and planning data; publicly advertised for-sale-by-owner listings; and open geographic data. From these sources we produce neighbourhood statistics and property-level statistical estimates, such as the estimated likelihood that a property will sell within a given period. These estimates are mathematical outputs derived from public records; they are not based on surveillance, credit information, or any private information about occupants, and they say nothing about any individual's actual intentions. We do not collect names or contact information of property owners from these sources, and we do not contact property owners ourselves. 4. Information we collect automatically

Our servers keep standard technical logs (such as IP address, browser type, and pages requested) for security and reliability. Our marketing site uses Google Analytics to understand how the site is used. Google Analytics uses cookies and similar technologies to collect information such as pages visited, approximate location, and device type; Google processes this information on our behalf in accordance with its own privacy terms. You can opt out using your browser's cookie controls or Google's opt-out browser add-on (tools.google.com/dlpage/gaoptout). Our application stores a sign-in token in your browser so you stay logged in; it is not used for tracking.

5. How we use and share personal information

We use personal information to:

  • provide the service: generating reports and prospecting materials, monitoring neighbourhoods, and operating your account;
  • send service communications by email and, where you have opted in, by text message, and send marketing email you can unsubscribe from at any time;
  • route consumer enquiries: an enquiry about a neighbourhood is delivered to the agent or agents holding seats there — up to two, or exclusively to the lock holder where a lock is in place. Agents who receive an enquiry are independent professionals responsible for their own handling of it and their own compliance with privacy and anti-spam law;
  • process billing, prevent fraud, and respond to support requests;
  • improve the service and develop new features.

We use AI services to help generate report text; inputs to those services are market data and account details needed for the content, and they are not used by us to make automated decisions with legal effect about any person. We do not sell personal information to anyone, and we do not share it except as described in this policy: with the service providers listed below, with seat-holding agents as described above, in connection with a business transaction such as a financing or sale of our business, or where required or permitted by law.

6. Service providers

We rely on a small number of providers to run farmPogo, each of which receives only what it needs to do its job: Google Cloud (hosting, databases, and file storage), Cloudflare (website delivery), Stripe (payments), SendGrid (email delivery), Twilio (text messages), Mapbox (maps), Anthropic (AI text generation), and Google Analytics (website analytics).

7. Where your information is stored

Our servers and databases are hosted on infrastructure located in the United States, and several of our service providers also process data in the United States. This means your personal information is stored and processed outside Canada and may be subject to access by courts, law enforcement, and national security authorities under the laws of the United States. We use contractual and technical safeguards with our providers, but cross-border transfers carry this inherent limitation. By using the service you acknowledge this processing outside Canada.

8. Retention and deletion

We keep agent account information while the account is active and for a reasonable period afterward, and we keep billing records as required for tax and accounting purposes (generally up to seven years). Consumer enquiries are retained so we can route them, resolve disputes, and audit lead delivery. You can ask us to delete your account and personal information at any time by emailing us; we will delete what we are not legally required to keep. Aggregate statistics and information derived solely from public records are not personal account data and may be retained.

9. Security

Personal information is encrypted in transit, access is limited to what operating the service requires, and payment card details are handled entirely by Stripe. No system is perfectly secure; if a breach occurs that creates a real risk of significant harm, we will notify affected individuals and the Privacy Commissioner as PIPEDA requires.

10. Your rights and choices

You may request access to the personal information we hold about you, ask us to correct it, or withdraw consent to uses that depend on consent (which may limit our ability to provide the service). Marketing emails include an unsubscribe link, and text messages stop when you reply STOP. To exercise any of these rights, email us at the address below. If you are not satisfied with our response, you may complain to the Office of the Privacy Commissioner of Canada (priv.gc.ca).

11. Children

The service is for real estate professionals and is not directed to children. We do not knowingly collect personal information from anyone under the age of majority.

12. Changes to this policy

We may update this policy from time to time. We will post changes on this page with a new "Last updated" date and, for material changes affecting active subscribers, notify you by email.
